Excavation Cost in Calgary: What Actually Drives the Price
We do not publish price lists, because two holes of the same size rarely turn out to be the same job. What we can tell you is exactly what moves the number, what a proper excavation quote should spell out, and what it usually leaves out. Use it to compare quotes, including ours.
Ten Things That Set the Price
Volume of material
Excavation is priced around how much ground moves. The footprint and depth of a basement, the length and depth of a trench, or the cut and fill across a lot set the machine hours and the number of truckloads, and soil bulks up once it is dug, so it takes more trucks to remove than the size of the hole suggests.
Access and machine class
An open acreage lets a full-size excavator and trucks work side by side. An infill lot reached from a laneway, or a backyard through a gate, needs a smaller zero-tail-swing machine, more trips and often a loader to carry material out. The tighter the access, the more hours the same volume takes.
Trucking distance and disposal
Haul-off can be one of the largest parts of a dig. Round-trip distance to the receiving site, and what that site charges to accept clean fill, clay, concrete, asphalt, mixed debris or contaminated soil, all add up. Sorting material on site keeps recyclable concrete and clean fill out of the most expensive loads.
Soil, rock and groundwater
Soft clay digs easily but may need to be hauled away and replaced with imported granular backfill. Cobbles, boulders and hard till slow the dig. Groundwater may need pumping, and sloughing sidewalls need flatter slopes or shoring. A geotechnical report takes much of the guesswork out of this line.
Shoring and protection
Deep excavations next to property lines, neighbouring foundations, sidewalks or roads may not have room to slope back, so they need shoring or a trench box, and sometimes an engineer’s design. Protecting driveways, trees and landscaping on the access route also takes time and materials.
Backfill, compaction and testing
Putting native soil back is cheaper than importing gravel, but not every soil can go back. Compacting in lifts takes machine time, and commercial and municipal work often requires density testing by a third-party geotechnical firm before the next layer or the pour.
Locates and hydrovac
Locate requests themselves are a normal step. What changes the cost is how many buried lines cross the work area and how close the dig comes to them, because lines inside the hand-expose zone, 1 m either side of the locate marks, have to be exposed by hand or by a non-destructive method such as hydrovac before a machine digs there.
Demolition and breakout
A wood-frame garage on a slab is a different job from a house with a full basement, a concrete foundation and a detached garage. Thick or heavily reinforced concrete takes longer to break, and materials that can release asbestos fibres must be removed, by a qualified abatement contractor, before the building comes down.
Season and frost
Excavation can carry on through a Calgary winter, but frozen ground at the surface is slower to break through, stockpiles and open excavations may need frost protection, and frozen material is not used as backfill. Spring thaw brings soft, wet ground that slows machines and trucking.
Permits, drawings and inspections
Some jobs need a permit, an engineered design, a utility connection appointment or an inspection before backfilling. The timing of those steps can set when crews and trucks are booked, and waiting on an inspection with an excavation open is something a good schedule avoids.
What Our Quote Spells Out
- The scope measured against the drawings: footprint, depths, trench lengths or cut and fill areas
- The machine class and support equipment planned for the site, and how it gets in and out
- Locate requests, and any hand or hydrovac exposure of lines close to the dig
- Sloping, benching or shoring for excavations deep enough to need it
- Backfill material, lift thickness and compaction, and any testing the job requires
- Trucking and disposal, with where each type of material is going
- Final grading, clean-up of the site and the access route, and what condition it is left in
What It Usually Does Not Include
- Engineering, surveying, geotechnical reports and third-party density testing, unless listed
- Permit fees and utility connection or disconnection charges from the City or utility companies
- Concrete, framing, plumbing, electrical and other trades that follow the excavation
- Hazardous material abatement before demolition, which belongs to qualified abatement contractors
- Rock, groundwater, buried debris or contamination not visible or known before the dig, which we stop for, show you and price before carrying on
If any of these are needed, we say so in writing, and if the ground turns up something nobody could see, we stop, show you and price it before carrying on.
Comparing Excavation Quotes Fairly
Two quotes for the same dig can differ a lot and both be honest. Check whether each one names the depths and dimensions, the machine class, and how material leaves the site. A lower price that assumes a nearby dump site and native backfill is not the same job as one that allows for disposal fees, imported granular fill and compaction in lifts, and the difference can show up as settling the first spring.
Then look at the risks. Does the quote say who requests locates and who exposes lines near the dig? Does it cover sloping or shoring if the excavation is deep, and what happens if groundwater, rock or buried debris turns up? A quote that is silent on those points has not priced them, and they may be priced later.
