Commercial Pads, Ponds & Emergency Dig-Outs: Specialized Civil Work Around Calgary

Some excavation is governed by somebody else’s rules: an engineer’s drawings and a general contractor’s schedule, Alberta’s Water Act, or a utility and The City of Calgary when a line has broken. This family of work covers commercial building pads and parking lots, acreage dugouts, ponds and retention basins, and emergency dig-outs on leaking water and sewer lines, each done to the standard that governs it.

What This Work Covers

Commercial pad prep and parking lot excavation is civil work built to paper. The geotechnical report says what soil is unsuitable and how deep it goes, the civil drawings set every elevation and layer thickness, and an independent testing firm checks density lift by lift before anything is covered. Our part is stripping, cutting, sub-excavating, placing engineered fill in thin compacted lifts, building the granular sub-base and base course, and grading the surface so water reaches the catch basins. The measure of success is a surface that passes its proof roll and density tests on the day the general contractor needs it, and stays flat once the building or the pavement is on it.

Pond, dugout and retention basin digging is the opposite kind of site: open land, often an acreage in Rocky View County or Foothills County, where the questions are whether the ground will hold water, how steep the banks can be cut, where the spoil can go without changing how the land drains, and whether the dugout still fits the Water Act exemptions. Retention basins sit between the two, because they are engineered structures dug in open ground. Emergency utility dig-outs are different again. Nothing is planned in advance; a water service or sewer line has failed, and the job is to get the lines located, the hole protected and dewatered, and the break exposed so the plumber or utility can repair it.

What the three share is that the digging is only one part of a job someone else also has a stake in, so the roles have to be clear. Engineers design pads, basins and any protective structure deeper than 3 m. Testing firms test. Plumbers, the utility or a utility indemnified contractor repair the pipe. The province answers the approval questions on water. We excavate, compact, grade, dewater, shore, place granular and riprap, and haul, and we say plainly where our work stops. Every one of these jobs also starts with locates, including the private lines that the utilities will not mark.

Choosing Between Them

Something will be built on it
If a commercial building, a loading area or a paved parking lot is going on the ground, you need commercial pad prep and parking lot excavation built to engineered drawings. For a residential driveway or a gravel yard, our driveway and access road rough-in is the better fit.
You want it to hold water
If the goal is a stock or household dugout, a decorative pond or an engineered stormwater retention basin, choose pond, dugout and retention basin digging. If you really want to get rid of water from a low spot, culvert installation and ditch re-grading usually solves it more simply.
A line is leaking right now
A broken water service, a collapsed sewer line or water surfacing in the yard calls for an emergency utility dig-out. An old line that still works but is due for replacement belongs with our sewer and water line trenching, planned and scheduled instead of rushed.
The design or approvals are not settled
If a commercial site has no geotechnical report, a basin has no engineered design, or a dugout may sit in a wetland or exceed 7,500 m³, settle that with the engineer or the province first. Digging before those answers exist usually means digging twice.

Do you work as a subcontractor for general contractors and developers?
Yes. Commercial pad, parking lot and retention basin work typically runs through a general contractor or developer, and we work to their drawings, their schedule and their site rules. That means reading the civil and geotechnical documents before mobilizing, coordinating with the testing firm so lifts are checked and covered promptly, and keeping the areas we hand over protected until the next trade takes them. Property owners who manage their own projects, such as an acreage owner building a dugout, hire us directly, and we take on more of the coordination with them.
Do you take these jobs outside Calgary?
Yes. Dugouts and ponds are mostly acreage work in Rocky View County and Foothills County, and we take commercial pad and emergency dig-out work in Airdrie, Cochrane, Chestermere and Okotoks as well as Calgary. Each of those is a separate municipality with its own permit office, and some have their own rules for excavation contractors, so the approvals on one job do not carry over to the next. We confirm which authority governs the site before we start and tell you what that municipality requires from the owner.
What should I have ready before calling about a commercial or civil job?
For a commercial pad or parking lot, have the civil drawings, the geotechnical report, the survey control and the general contractor’s target dates. For a dugout or pond, know roughly where you want it, what the water is for, and where your well, septic tank and field, and any buried power or water lines run. For an emergency, tell us whether anyone smells gas, whether the main shut-off is closed, where water is surfacing and who is lined up to make the repair. Those answers shape the machine, the protection and the approvals before anyone arrives.
